Análisis de las lecciones aprendidas en el proyecto Meritage, Medellín, a partir de metodologías de gestión de proyectos
This thesis analyzes the management of lessons learned in the construction sector in Colombia, using the Meritage project in Medellín, executed by the firm Ménsula Ingenieros, as a case study. The research addresses the gap between operational execution and organizational learning, proposing a methodological framework that integrates the knowledge areas of the Project Management Institute (PMI) with Mario Coquillat’s systematic model. A mixed qualitative-analytical approach was used. Information was collected through semi-structured interviews with key stakeholders in the technical, planning, and legal areas. The results show that, while the project had a solid technical foundation, it exhibited critical vulnerability to non-technical risks, specifically legal and institutional ones, which were managed reactively. Through a quantitative evaluation in terms of preparedness and impact, weaknesses in legal risk management and the anticipation of external factors were identified as the organization’s main blind spot. The study concludes with the formulation of a lessons learned matrix by knowledge area, which allowed for the development of recommendations aimed at strengthening knowledge management in construction projects. The study concludes that the systematization of lessons learned should be a continuous and strategic process, capable of transforming experience into an organizational asset that contributes to improved performance in future projects.
